NSPIRE-V Deadline: What Happens If Your Unit Fails After February 2027

February 1, 2027 is the date every Section 8 landlord must prepare for. Here is what happens during a failed inspection under the NSPIRE-V standard:

  • Life-Threatening Fails: 24-hour cure clock. If uncorrected after 24 hours, Housing Assistance Payments (HAP) are frozen immediately.
  • Severe / Moderate Fails: 30-day repair window. Failure to pass reinspection initiates HAP contract abatement proceedings.
  • HAP Abatement: The government's subsidy portion (typically 60-70% of total rent) is withheld while mortgage and utility obligations continue.
