NSPIRE-V Kitchen and Bathroom Requirements: GFCI, Ventilation, and What Inspectors Check
Kitchens and bathrooms account for more NSPIRE-V deficiencies than any other rooms.
Kitchen Requirements
GFCI outlets within 6 feet of water sources ($12-18 each). Stove/oven — all burners ignite, oven heats, anti-tip bracket installed ($5 part that screws to the floor behind the range — inspectors pull the range out to check). Sink — hot and cold water flow, no leaks under the sink, drain works. Ventilation — range hood that vents outside, or a window that opens, or a recirculating hood with a working fan and filter. Cabinets — doors hang properly and close, no missing doors, countertops intact.
Bathroom Requirements
GFCI outlets on every outlet in the room. Toilet — flushes completely, doesn't run continuously, securely mounted (no rocking), wax seal intact. Tub/shower — hot and cold water, drain works, caulk intact, no missing tiles. Ventilation — exhaust fan that works (hold a tissue to it) or a window that opens. Sink — hot and cold water, no leaks.
The $200 Prep Kit
2 GFCI outlets ($30), outlet tester ($15), caulk + gun ($12), anti-tip bracket ($5), toilet fill valve ($10), toilet flapper ($5), drain cleaner ($8), cover plates ($10), Teflon tape ($3) = about $100 in materials.
